Moving to Greenwood, Arkansas: What Homebuyers Should Know

If you're considering moving to the Fort Smith area but aren't sure you want to live in the city itself, Greenwood, Arkansas should absolutely be on your radar.

Located just 12 miles south of Fort Smith, Greenwood offers something many relocating buyers are looking for: a smaller community with convenient access to a larger city.

You can enjoy a more small-town atmosphere while keeping shopping, dining, employment, healthcare, and other Fort Smith amenities within easy reach.

But proximity to Fort Smith isn't the only reason buyers are looking at Greenwood.

From established neighborhoods and new construction to parks, trails and properties with more room outside the center of town, Greenwood offers several different versions of Arkansas living.

So, what's it actually like to move to Greenwood?

Let's take a closer look.

Where Is Greenwood, Arkansas?

Greenwood is located in Sebastian County in western Arkansas, approximately 12 miles south of Fort Smith.

The community sits at the intersection of U.S. Highway 71 and Arkansas Highway 10 and is about 15 minutes from Interstate 40.

For buyers relocating to the area, location is one of Greenwood's biggest advantages.

You can live outside Fort Smith without feeling disconnected from it.

That can be particularly attractive for someone who works in Fort Smith but would prefer to come home to a smaller community at the end of the day.

Why Are Homebuyers Considering Greenwood?

There's no single reason buyers choose Greenwood.

For some, it's the proximity to Fort Smith.

For others, it's the community itself.

And for buyers relocating from larger metropolitan areas, Greenwood can provide a middle ground between city living and the much more rural lifestyle you'll find farther into the Arkansas River Valley.

Depending on the property, buyers may find:

  • Established neighborhoods

  • Traditional single-family homes

  • Newer construction

  • Larger residential lots

  • Properties outside town with more space

  • Land and acreage opportunities in the surrounding area

That's why we encourage buyers to tell us about the lifestyle they're looking for rather than simply giving us a ZIP code.

Two Greenwood buyers can have completely different wish lists—and both may be able to find what they're looking for here.

Close to Fort Smith Without Living in Fort Smith

This is probably Greenwood's greatest advantage for relocating buyers.

Fort Smith is only about 12 miles north.

That puts many of the larger area's employment opportunities, shopping, restaurants, medical services and entertainment close enough to remain part of everyday life.

For someone moving from out of state, this can make the transition to a smaller Arkansas community feel much less intimidating.

You aren't necessarily giving up access to city conveniences.

You're simply choosing to live a little outside of them.

Outdoor Life Is Part of Greenwood, Too

One thing we're going to talk about frequently throughout this relocation series is Arkansas' outdoor lifestyle.

Greenwood has invested in its own parks and multi-use trail system.

The city currently has multi-use trails around Greenwood Lake as well as a trail connecting City Hall to Bell Park.

Greenwood Lake also provides opportunities for fishing and kayaking, and its East Loop offers approximately 2.7 miles of hiking.

Bell Park adds even more recreation with walking trails, playgrounds, pickleball and basketball courts, disc golf, pavilions, a splash pad, an amphitheater and scenic overlooks.

For families and buyers who enjoy being outside, these amenities can become part of everyday life—not just something you drive hours to enjoy on vacation.

And when you're ready for a bigger Arkansas adventure, the River Valley and surrounding region provide access to lakes, mountains, state parks, hiking, mountain biking, camping and more.

Arkansas' Growing Trail Culture

If you've followed our blog before, you know we're excited about the continued growth of biking and outdoor recreation throughout Arkansas.

Northwest Arkansas may receive much of the national attention for mountain biking, but communities throughout the state are continuing to invest in trails and outdoor spaces.

Greenwood is a good example.

Its multi-use trail system connects community spaces while the trails around Greenwood Lake offer another way to get outside.

For relocating buyers who prioritize an active lifestyle, that's something worth considering when comparing communities.

A house is important.

But so is what you can do once you walk out the front door.

What About Greenwood Public Schools?

For buyers with children, schools are naturally an important part of the relocation process.

Greenwood is served by Greenwood Public Schools, which provides current enrollment, registration, calendars and school information directly through the district.

When helping buyers relocate, we always encourage families to research school information themselves and contact the district directly with questions that are important to their household.

As Realtors, our role isn't to tell you which school or community is "best."

Our job is to give you reliable resources so you can decide what is best for your family.

What Kind of Homes Can You Find in Greenwood?

One thing we like about the Greenwood area is that buyers aren't limited to one type of property.

Depending on current inventory, you may encounter everything from established homes in town to newer construction and properties farther outside the city with more land.

Your home search might include:

Established neighborhoods
A good option for buyers who want a traditional neighborhood setting and convenient access to town.

Newer construction
Greenwood and the surrounding area may offer newer homes for buyers who prioritize modern layouts, finishes and lower immediate maintenance.

Larger lots
Buyers wanting a little more outdoor space can expand their search beyond traditional neighborhoods.

Acreage and rural property
If land is part of your Arkansas dream, looking beyond Greenwood's city center can open additional possibilities.

This is another reason working with someone familiar with the broader area can be valuable.

The right property may technically have a Greenwood address while providing a very different lifestyle from a home closer to the center of town.

Buying Inside or Outside Greenwood City Limits

This is an important conversation for buyers moving to Arkansas.

A property just outside city limits can look perfect online—but rural and semi-rural properties can come with different considerations.

Before buying, you'll want to understand things such as:

  • Water source

  • Sewer versus septic

  • Internet availability

  • Road access

  • Property boundaries

  • Surveys

  • Easements

  • Deed restrictions

  • Fencing

  • Utility providers

  • Intended use of the land

If you're dreaming of a shop, chickens, horses, a garden, an RV or simply more privacy, tell your Realtor before you start looking.

Those details can significantly affect which properties make sense for you.

Is Greenwood Right for You?

Greenwood may be worth exploring if you're looking for:

  • A smaller community near Fort Smith

  • Convenient access to shopping and services

  • Neighborhood options

  • Newer construction possibilities

  • Parks and trails

  • Outdoor recreation

  • The ability to expand your search toward larger lots or acreage

But here's the important part:

You don't have to decide on Greenwood before you begin your Arkansas home search.

In fact, we often recommend the opposite.

Compare it.

Drive through Greenwood. Then explore Lavaca. Take a trip through Charleston. Head farther into the River Valley and experience Booneville, Magazine and Paris.

Each community feels different.

The right question isn't:

"Which town is the best?"

It's:

"Which town fits the way I want to live?"
